Aventura is a city of towers. Most of what we service here lives in a high-rise: a fan coil in a utility closet, a condenser on the roof or in a mechanical room, and a building manager who has opinions about when contractors may use the service elevator. That changes how the work is planned more than what the work actually is.
Maintenance matters more in a tower than in a house, for a simple reason. In a house, a failing system inconveniences one family. In a condo, a blocked condensate line finds the unit below yours, and the conversation stops being about air conditioning and becomes about drywall and the association's insurance.
The most common repair call in Aventura is water. Fan coil pans are small, drain lines are long and often shared, and they run for years without anyone treating them. We clear the line, treat the pan and check that the safety switch actually works, because a float switch that has been bypassed by a previous contractor is not rare.
The second most common is a unit that cools poorly on high floors during the afternoon. Roof-mounted condensers sitting in full sun with restricted airflow lose capacity exactly when the building needs it most.
Replacing equipment in a tower is a logistics job as much as a mechanical one. Sizes are constrained by the closet, by the elevator and sometimes by the association's rules on approved models. We check all three before quoting. A quote for equipment that will not fit the service elevator is not a quote.
Duct runs in a tower are short. The fan coil sits in a closet and the supply reaches the far bedroom in a few feet, so the classic duct problem barely applies here. What does apply is everything the building shares. Corridor air is pressurised and pushes past the front door, the trash chute has its own smell, and a neighbour's cooking travels further than anyone expects.
That makes the filter and the coil the whole conversation. A wet coil in a warm closet grows what it grows, and a filter chosen for price rather than for the cabinet will pass most of what you wanted it to catch.
