Coral Springs is the far northwest corner of our area, and the housing is consistent enough that we usually know what we are walking into: two-storey homes where the upstairs carries a load the downstairs never sees, and one thermostat trying to serve both.

That has an HVAC consequence people rarely connect: equipment gets screened, fenced, hedged and tucked out of sight, and a condenser that cannot be seen is usually a condenser that cannot breathe.
We check clearances on every visit here for that reason. A unit surrounded on three sides recirculates its own discharge air, runs at higher head pressure all afternoon and loses capacity on the hottest days. Nothing about that produces a fault code; it produces a house that will not quite get cool and an electricity bill that creeps.
The housing is consistent enough within each section that failures arrive in waves. When we replace three coils on one street in a month it is not coincidence, it is a shared installation year finally catching up.
Knowing where your system sits in that curve is genuinely useful, and we will tell you honestly rather than treating every twelve-year-old unit as a sales opportunity.
Coil wash, drain treatment, electrical checks, and a look at what the landscaping has been doing since last year. That last one has saved more compressors here than anything else we do.
A UV lamp fitted at the evaporator keeps the coil and the drain pan clear of the biological growth that thrives on a wet coil in this climate. It is not an air purifier and we do not sell it as one. What it does is stop the slime that blocks drain lines and coats fins on systems running damp for eight months of the year.
It earns its place where the air handler sits in a warm closet or garage, and it does not where the system stays dry and clean. We will tell you which of those you have.
Equipment here is screened, fenced and shaded, and that keeps it out of sight and damp. A coil that runs wet eight months of the year grows a biological film, the drain pan holds it, and the air passes over both on its way into the house. That is the air quality problem in this city, and it is not in the ducts.
It is also the one place a UV lamp at the evaporator earns its keep. We fit them where the air handler sits in a warm closet or garage, and we say so plainly where it would not be worth the money.

It does. Screening is fine, enclosure is not. A condenser needs to pull air across the coil and discharge upward without recirculating, and the clearance numbers exist for that reason.
Not on a schedule. After a renovation, after a rodent, or when there is visible growth at a register. Otherwise the coil, the pan and the filter are where the money should go.
