Davie spreads a long way west, and the properties change as you go: older homes near the university, larger lots and longer duct runs out toward the ranches. A system sized for one part of town is not automatically right for another, which is why we measure the house rather than repeat whatever tonnage was there before.

Davie is unusual for Broward: it kept its rural character, and the town has everything from small ranch properties with horses to standard suburban subdivisions to newer townhouse developments. That range means we see a wider variety of equipment here than almost anywhere else in the county.
On the larger properties, the recurring theme is distance and dust. Longer duct runs lose pressure, outbuildings get conditioned by systems never designed for them, and equipment near paddocks and unpaved drives loads up its coil with fine dust that ordinary filters do not stop.
The dust matters more than people expect. A coil coated in fine particulate cannot transfer heat, and the symptoms are identical to a low charge: long run times, poor cooling, high pressures. We clean and measure before we touch a refrigerant port, because the wrong diagnosis here is expensive.
For larger or oddly shaped houses, one system is often the wrong answer. Two smaller systems, or a system plus a ductless unit for a rear addition, will cool better and cost less to run than a single oversized machine trying to reach everywhere. We size room by room rather than by square footage.
Given the dust out here, a tune up is worth more in Davie than in most of the county. We pull and wash the outdoor coil rather than rinsing it from a distance, check the filter type against what the property actually produces, verify charge and airflow with instruments, and clear the drain before the wet season loads it.
On properties with horses or an unpaved drive we usually suggest twice a year and a better filter, and we will say which filter rather than leaving you to guess in an aisle.
Dust is the whole story here. Paddocks, unpaved drives and open ground put fine particulate in the air that a standard one-inch filter does not stop, and what the filter misses lands on the coil, in the duct and eventually back in the room. On the larger properties we see filters that are grey inside three weeks.
The answer is usually a better filter and a sealed return rather than a duct cleaning, though on a property with horses and long duct runs it is often both. We say which, rather than selling the one with the bigger invoice.

One that suits the cabinet and the blower, not the highest number on the shelf. On a horse property we usually go up a grade and change it more often, because a restrictive filter left too long costs more airflow than it saves dust.
Measure first. A long run that has lost pressure is not fixed by cleaning it, and an outbuilding conditioned by a system never designed for it needs a different answer altogether.
More often than the box says. On an unpaved drive or near paddocks, monthly is realistic, and we tell you what we are seeing on the filter at each visit.
