These houses were designed before air conditioning existed. High ceilings, plaster walls, terrazzo floors, and no plan for duct work. Everything that carries air through a Miami Shores house was added later, and where it was added determines how well the house cools.

When we work on a house like this, the constraint is not capacity, it is distribution. A correctly sized system with poor distribution loses to a smaller system with good distribution every time. We measure room by room rather than assuming the whole house behaves as one zone, because in these houses it never does.
Where running duct would mean damaging original detail, a ductless system is usually the right call. It handles a single room or a rear addition without a chase, and it can be removed later without leaving a scar in the building.
