Outbuildings, guest space and additions often sit on systems that were never part of the original plan, which is where a ductless unit sometimes makes more sense than extending anything.

Southwest Ranches is rural by design: acre-plus lots, low density, and houses that are often large, spread out and set well back from the road. HVAC here has more in common with light commercial work than with a typical suburban service call.
Long duct runs are the defining constraint. Air loses pressure over distance, and a house that stretches a hundred feet from the air handler to the far bedroom will never balance itself. Zoning, correctly sized trunk lines and sometimes a second system are what solve it; more tonnage on the same distribution does not.
Unpaved drives, open land and livestock put more particulate into the air than a suburban street does. Filters load faster, coils foul sooner and a standard one-inch filter is often the wrong choice. A deeper media filter changed on a realistic schedule protects the coil and pays for itself in avoided cleanings.
We design for the house rather than for the square footage. Load calculated room by room, zoning that makes sense, and equipment placed where somebody can actually reach it later. On properties this size that is the whole game, and the alternative is a system that gets argued about for a decade and never quite fixed.
Acre-plus lots, unpaved drives and open ground put more fine dust in the air than anywhere else we work, and long duct runs give it plenty of surface to settle on. A one-inch filter changed on the schedule printed on the box is not a serious answer out here.
The other half is distance. A run reaching an outbuilding or the far end of a spread-out house has usually lost its pressure long before it reaches the register, and cleaning it does nothing for that.

Monthly is realistic on a property with an unpaved drive or livestock. We tell you what the filter looked like at each visit rather than leaving you to guess between them.
Usually, if the blower can pull through it. A four-inch media filter holds far more dust and restricts less than a high-grade one-inch does, which matters when the load is this heavy.
Almost certainly. On a property this size the longest run is very long, and a leak or a crushed section a third of the way along takes the pressure with it.
