Delray Beach has two distinct kinds of building to look after. East of Swinton there are the old bungalows and the historic districts, where the houses are small, the ceilings are high and the systems have been retrofitted into spaces never designed for them. West of I-95 there are the communities, many of them for residents over 55, where the equipment is newer and runs almost continuously.
In the older houses, the most common finding is a system that was sized for the square footage and not for the building. High ceilings, single-pane windows and minimal wall insulation change the load considerably, and a unit picked off a square-footage chart will struggle no matter how new it is.
In the western communities the story is different. The systems are fine, but they run so many hours a year that components age quickly. Capacitors, contactors and blower motors reach the end of their service life on hours, and a system that is only nine years old on paper can have the running hours of a fifteen-year-old one further north.
That is where maintenance earns its keep. Catching a capacitor that has drifted out of tolerance takes two minutes on a service visit and prevents a no-cooling call in August.
We keep the common failure parts on the truck, so most repairs finish on the first visit. Where a part has to be ordered we say so up front rather than leaving you guessing.
East of Swinton the houses are old, the ceilings are high and the duct work was added long after the building went up, usually threaded through soffits and closets by whoever was cheapest at the time. Those runs are the ones worth opening: joints that were taped, boots that never got sealed to the drywall, and a return that has been drawing from a wall cavity for years.
West of town it is a different job. Newer flex duct in an attic, intact but never inspected, where the useful visit is a pressure reading rather than a cleaning.

Usually. Most of what matters is at the boots, the plenum and the return, all of which are reachable from inside without touching the exterior. We plan the route before we quote.
Almost always a return imbalance. If the upstairs return is undersized or blocked, that floor pulls air from wherever it can, and in an old house that means wall cavities and the attic hatch.
Only if they need it. What actually shows on an inspection report is a wet coil, a blocked drain and a filter that has not been changed, and those cost far less to put right.
