Golden Beach is a small oceanfront town of single-family houses with no commercial development at all, sitting directly on the Atlantic north of Sunny Isles. Every property here is within a couple of hundred metres of open ocean, which puts the equipment in about the harshest corrosion environment in the region.
In practice the manufacturer's maintenance schedule is not enough here. It was written for Ohio. Salt settles into the condenser fin pack continuously, and it attacks from inside the coil where an inspection from three feet away shows nothing.
Regular fresh-water rinsing is the single most effective thing anyone can do for equipment in this town.
The houses here are generally big enough to need more than one system, sometimes with a separate unit for a guest wing or a pool house. Each of those needs its own service attention, and the one furthest from the front door is reliably the one that has been forgotten.
When we replace equipment this close to the water, coil protection and placement are the decisions that matter. A unit on the ocean side of a house will not last as long as the same unit tucked behind it, and that is decided once, at installation, for the life of the system.
Every house in this town is a few hundred metres from open water, and salt reaches indoors more than people expect. It shows on window tracks and surfaces, and on the return grille if a door has been open. It does not damage the air you breathe, but it does mean filters here load with something stickier than ordinary dust.
