Miami Gardens is one of the larger cities in Miami-Dade, and much of its housing dates from the 1950s through the 1970s. Concrete block construction, low rooflines, modest square footage and, in a great many cases, a system that has been replaced twice without anyone touching the duct work between the two replacements.
That is the pattern we run into most. The equipment is newer than the house by forty years, but it is breathing through the original supply and return, and the original supply was sized for a different world. The result is a system that runs long, cools unevenly and costs more to operate than its rating suggests.
Return air. In a house of this vintage the return is often one grille in a hallway, and if a later owner added a room or closed off a doorway, the path back to the air handler has changed without anyone accounting for it. A starved blower will show up in the pressure readings long before it shows up as a failed part.
Once the system is breathing properly, keeping it that way is inexpensive. Filters on a realistic schedule, a clean outdoor coil, a treated drain line and a capacitor checked before it drifts. Those four things prevent most of the emergency calls we take in July.
A high-efficiency system in a house of this vintage only pays for itself if the duct work is dealt with first. Rated efficiency is measured in a laboratory with sealed ducts; in a 1960s attic with the original supply and one hallway return, a good deal of what you paid for never reaches the room.
We measure static pressure and check the return path before recommending a model, then quote the sealing and the equipment together, so the number on the label has some chance of being true in your house.
Concrete block houses from the fifties through the seventies, and in a great many of them the return is a single grille in a hallway. That one detail explains most of what people call an air quality problem here. Bedrooms with the doors closed cannot give air back, the blower makes up the difference from wherever it can, and in a house of this age that means the attic hatch and the wall cavities.
Fixing the return path costs less than a duct cleaning and changes considerably more. We read static pressure before we say anything about it.

No return path. Air goes in through the supply and has nowhere to go back, so the room pressurises and stops taking air. A transfer grille or an undercut door usually solves it.
Because cleaning removes what has settled; it does not stop the system pulling unfiltered air in. If the return is unsealed or undersized, the ducts are dirty again within a year.
It needs correct ones. A high-efficiency unit is more sensitive to static pressure than the one it replaced, so a duct system that just about coped before can hold the new one back.
