Pompano Beach runs from the ocean back past I-95, and the housing changes character every few blocks: oceanfront condos, mid-century single-family neighbourhoods, newer townhouse developments, and a good deal of light commercial along the corridors. We service all of it, and the maintenance schedule that suits one does not suit the others.
For a beachside condo, the priority is the coil and the corrosion. For a 1960s house west of Dixie Highway, it is the ductwork and the drain. For a small commercial space, it is filter changes on a realistic interval, because nobody in the building is watching for them.
A proper maintenance visit is not a filter change and a handshake. We read the refrigerant charge against the manufacturer's target, check amp draw on the compressor and the blower, clear and treat the condensate line, wash the outdoor coil, and check the capacitor before it fails rather than after.
Capacitors are cheap parts that strand people on Saturday afternoons.
Twice a year suits most systems here. Once a year is the minimum that keeps a warranty intact, and going longer than that in this climate is a gamble that the equipment usually loses.
We will tell you when a repair is not worth doing. A fifteen-year-old system with a failed compressor and a corroded coil is not a repair candidate, and putting a new compressor into it is money spent on a machine that will fail somewhere else within the year. We would rather say so than take the work.
When replacement is the right answer, salt decides half the specification. A condenser three blocks from the beach and one out by the turnpike are not the same purchase: the coil coating, the cabinet and the placement all change with the distance to the water. We quote the unit that suits the address rather than the one on offer that month.
The other half is the ductwork the new system has to breathe through. Fitting modern equipment to a 1960s duct run without measuring it is how a high-efficiency purchase turns into an ordinary electricity bill.
The city changes character every few blocks and so does the answer. Oceanfront condos: short runs, shared drains, and a coil that never dries. Mid-century houses west of Dixie: attic duct board with age on it and a return that was undersized when it was new. Light commercial along the corridors: filters on an interval nobody is watching.
We look at what the building is before recommending anything, and in a decent share of visits the honest answer is that the duct work is not the problem.
