West Palm Beach covers a lot of ground and a lot of building types: the downtown towers, the historic districts with houses from the twenties and thirties, the post-war neighbourhoods, and the newer communities west of the turnpike. What works as a maintenance plan for one is wrong for another.
In the historic districts the recurring theme is retrofit. Air conditioning was added to these houses long after they were built, often more than once, and each addition made its own compromises. The result is a distribution system assembled from decades of decisions, which is why two rooms in the same house can differ by six degrees.
We start every diagnosis with readings rather than assumptions: static pressure, temperature split, superheat and subcooling where relevant. It takes longer than guessing and it is the reason we rarely replace a part twice.
Systems here run most of the year, so components age on hours rather than on the calendar. A twice-yearly visit that checks electrical values, cleans the coil and treats the drain catches the failures that would otherwise become August emergencies.
The city covers enough ground that no single answer holds. Downtown towers: short runs, shared stacks, a coil that never fully dries. The historic districts: houses from the twenties and thirties with duct work threaded in decades later, where a return drawing from a wall cavity is a common find. Newer communities west: flex duct that is intact and has simply never been inspected.
